The September 2021 price list updates for more than 460 regions in the United States and Canada are now available for download.

LEHI, Utah — Wednesday, September 1, 2021 — 

Pricing research for the September 2021 publication shows that average costs for labor and materials used in claims and remodeling decreased in some key pricing components. Since September 2020, the Common Lumber Material report showed the largest increase of 64.49 percent in Canada and 31.91 percent in the United States. However, since our August 2021 publication, the Common Lumber Material report showed the largest decrease of 18.76 percent in the United States and 10.39 percent in Canada. This continues last month’s trend that even though there are large increases in lumber when comparing year over year, we have started to see a month over month downward trend.

All reported percent changes are based on the averages that have been reported either since the August 2021 price list publication or from September 2020 to September 2021. The information reported here is based on a national average, and it is important to note that actual changes will vary within each pricing market. It is also important to remember that Xactware’s published pricing information is based on recently completed surveys and estimate transactions.

Lumber Increases

Over the last month lumber prices have continued to show a downward trend, but since September 2020, lumber prices have still shown an increase of 31.91 percent in the United States and 64.49 percent in Canada. Sheathing materials have followed a similar trend over the last month, showing an increase of 42.53 percent in the United States and 96.17 percent in Canada since September 2020. As supply and demand for common lumber materials continues to change, Xactware will monitor these changes and make warranted adjustments from focused surveys with suppliers for each monthly price list publication.  For articles with additional information on lumber cost increases clickhere.

Personal Protective Equipment


Due to the impacts of COVID-19, Xactware is closely monitoring the cost of personal protective equipment (PPE). Since March 2020, the average national cost of PPE items increased 39.15 percent in the United States and 45.85 percent in Canada. Xactware will continue to monitor this situation and report changes as they arise. 

Local market conditions

Xactware makes every effort to ensure pricing information contained in this update represents market costs at the time of publication. Since actual market prices can vary and change rapidly, and many factors can affect the cost of a project (including—but not limited to—labor, equipment, and material costs as well as the rates and application of sales tax), we strongly recommend customers monitor their local markets for any such changes and adjust their estimate pricing as deemed appropriate.

Gasoline prices in the U.S. and Canada

Since the August 2021 publication, gasoline prices increased 0.29 percent in the United States and decreased 1.14 percent in Canada. When compared to September 2020, gasoline prices have increased 44.13 percent in the United States and 29.66 percent in Canada.


Because gasoline prices can change rapidly, Xactware recommends users monitor their local costs to determine whether repair or construction costs are affected. For further details, see the U.S. Department of Energy website.

Top 200 Items Trend

The Top 200 Items by Total Spend showed a 2.02% increase since the August price list publication for Canada and an increase of 15.14% since September 2020. The US showed a 2.10% increase since the August publication and an increase of 15.04% since September 2020. The Top 200 Items by Use showed a 0.68% increase since the August publication for Canada and an increase of 11.70% since September 2020. The US showed a 0.71% increase since the August publication and a 11.34% increase since September 2020. The Top Items by Use represents the items that were the most used in claims coming through our system and the Top Items by Spend represents the items that had the highest total spend.

Since the last price list update, the XactContents pricing team continued to improve the master item list in both the United States and Canada. They have added Cabela’s as a new vendor.

Changes to the September price list

We added new items to the September price lists under the following categories:

  • EQA (Misc. Equipment - Agricultural) - Items added for continuous flow grain dryers.
  • FNH (Finish Hardware) - Item added to re-key lock. 
  • INS (Insulation) - Item added for plastic baffle vent.
  • PLM (Plumbing) - Items added for automatic water shut off valve and earthquake gas shut off valve.
  • RFG (Roofing) - Item added for applying roofing sealing/cement.
  • TCR (Trauma/Crime Scene Remediation) - Items added for cleaning per square foot of surface area.

Customers can view price list modifications on the eService Center. XactAnalysis customers can see this same report by selecting the Price List Changes report in the Industry Trend Reports

Change in number of customer projects 


In August 2021 Xactware conducted a customer survey requesting feedback regarding any change in the self-reported amount of projects customers have seen over the past year.  44% of our customers reported an increase in projects, 31% reported a decrease, and 25% reported no change.
