The September 2020 price list updates for more than 460 regions in the United States and Canada are now available for download.

Pricing research for the September 2020 publication shows that average costs for labor and materials used in claims and remodeling increased in most key pricing components. Since our August 2020 publication, lumber prices have continued to increase rapidly. The Common Lumber Material report showed an increase of 29.08 percent in the United States and 15.22 percent in Canada since the August 2020 publication, and since September 2019, the Common Lumber Material report showed an increase of 45.07 percent in the United States and 19.68 percent in Canada.

All reported percent changes are based on the averages that have been reported either since the August 2020 price list publication or from September 2019 to September 2020. The information reported here is based on a national average, and it is important to note that actual changes will vary within each pricing market. It is also important to remember that Xactware’s published pricing information is based on recently completed surveys and estimate transactions.

Since September 2019, lumber prices have dramatically increased 45.07 percent in the United States and 19.68 percent in Canada. During that time, several factors have contributed to a shortage in supply of common lumber materials, including the Covid-19 pandemic and its associated restrictions, as well as an increase in building activity (including DIY builders) which didn’t slow down much since the beginning of the current pandemic.  With this shortage of supply, prices for certain common lumber materials have rapidly increased. For example, sheathing material prices have aggressively increased 66.12 percent in the United States and 19.71 percent in Canada from July to September of this year. Due to the current impacts of COVID-19, Xactware is closely monitoring the cost of personal protective equipment (PPE). Since March 2020, the average national cost of PPE items increased 52 percent in the United States and 45 percent in Canada. 

 We will continue to monitor this situation and report changes as they arise.

Xactware makes every effort to ensure pricing information contained in this update represents market costs at the time of publication. Since actual market prices can vary and change rapidly, and since many factors can affect the cost of a project (including—but not limited to—labor, equipment, and material costs as well as the rates and application of sales tax), we strongly recommend customers monitor their local markets for any such changes and adjust their estimate pricing as deemed appropriate.

Gasoline prices in the U.S. and Canada

Since the August 2020 publication, gasoline prices increased 0.32 percent in the United States and decreased 0.09 percent in Canada. When compared to September 2019, gasoline prices have dropped 15.23 percent in the United States and 10.14 percent in Canada.

XactContents pricing update

Since the last price list update, the XactContents pricing team continued to improve the master item list in both the United States and Canada. They added general quote items for drink, candy, and snack vending machines; punch sets; and padlocks. They also added Overstock.com as a new vendor.

Changes to the September price list

We added new items to the September price lists under the following categories:

  • APP (Appliances) - Items added for resetting appliances.
  • CGN (Cont: Clean - General Items) - Items added for cleaning storage bins/tubs.
  • ELE (Electrical) - Items added for isolation distribution panels and daylight sensor.
  • ELS (Electrical - Special Systems) - Items added for touch screen lighting control and generator annunciator panel.
  • EQC (Misc. Equipment - Commercial) - Items added for surgical center equipment.
  • MSD (Mirrors & Shower Doors) - Item added for detaching and resetting frameless custom shower door and partition.
  • TCR (Trauma/Crime Scene Remediation) - Item added for on-site ATP testing.

Customers can view price list modifications on the eService Center. XactAnalysis customers can see this same report by selecting the Price List Changes report in the Industry Trend Reports.
